This seating room expansion project in Beaumont, Texas delivered a fully integrated interior addition designed to increase seating capacity while maintaining efficient circulation, code compliance, and brand continuity. Our team managed the project from selective demolition through final finishes, coordinating all trades to deliver a turnkey result.
The scope began with demolition of existing ceiling and brick elements, followed by structural framing of new walls, doors, windows, and a widened main walk-through to enhance guest flow. A pony wall and structural ledger were installed and approved by inspection. All exterior sheathing was completed using a 6-12 nailing pattern, wrapped with Tyvek, and insulated at both walls and ceilings. Brick ties and rollock masonry detailing were added to ensure durability and long-term performance.
Mechanical, electrical, and plumbing systems were fully incorporated into the dining room expansion. Plumbing work included exposing the storm drain and tying in a new downspout connection. HVAC installation involved roof curb integration, line set penetrations, brazing and charging the unit, condensate pump setup, and routing of thermostat and sensor wiring. Fire suppression was tied into the existing main line, tested, and brought online to meet all safety requirements.
Interior finishes completed the space, including drywall installation with two coats of mud, ceiling painting, trim carpentry, lighting blocking, and final touch-ups throughout the addition. Windows were relocated to improve layout and natural light, openings were trimmed out, and new siding and cedar details were completed in the expansion area. Exterior concrete was poured and finished at the stem wall and adjacent sidewalk, creating a clean transition between existing and new construction.
